Contractual Terms for Maintenance of Parking Garages (Thoughts from a Consultant, An Owner and Operator)

Maintenance of parking garages is a broad subject that has many components serving different aspects of parking assets. The purpose of this presentation is to discuss about the importance of understanding different components of the garage maintenance and clearly defining the responsibility of each component on different parties involved in the ownership, leasing and management of the structures. Presenters will share real-life situations where lack of clarity of contractual terms related to garage maintenance has resulted in conflicts and litigation; leading to unwanted additional costs for the involved parties.

Sunil  Puri (Suntaris Consultants)

Sunil Puri, P.E. is a Managing Principal with Suntaris Consultants with 20 years of experience in the field of structural evaluation and forensic engineering. His expertise includes evaluating, assessing, and designing repairs for distressed and deteriorated buildings, stadiums, and parking structures. He has developed asset management plans and led repairs for parking structures located throughout the country.  In his personal time, Sunil enjoys watching his two kids participate in baseball and volleyball. 

Gary Means (Pivot Parking, LLC)

With 28 years in the parking industry, Gary serves as Executive Vice President of Municipal and Commercial, with Pivot Parking, LLC. He is a Certified Administrator of Public Parking (CAPP) with a BA in Broadcasting from Eastern Kentucky University. Gary also serves as Chair of the IPMI Board. Prior to Pivot Parking, Gary worked for 16 years as the Executive Director of the Lexington & Fayette County Parking Authority. Before his time with the LFCPA, Gary gained 12 years of parking management experience with Central Parking System of KY. Gary and his wife Melissa have two children and four grandchildren.
